PRICE

Pricing is hands-down the most important aspect in getting the highest return in the least amount of time. Many considerations go into setting the price, including the condition and location of your property, recent nearby sales, and similar properties that are currently for sale. These will all factor into the Competitive Market Analysis (CMA) I will put together for you to determine the optimal sale price for your property.

MARKETING

I will develop a plan unique to your property, optimized to market to the most likely potential buyers using a variety of tools, such as digital marketing, advertising, direct mail, and open houses.

CONCIERGE SERVICES

WINDERMERE READY helps you create the perfect first impression. Small upfront investments have the potential to yield a significantly bigger payoff. The Windermere Ready program can provide concierge services + a loan up to $100,000 to prepare your home for selling. With Windermere Ready, you can make upgrades like painting, landscaping, cleaning, repairs, and staging. I will work with you to determine which improvements will have the biggest impact at market. You can choose your own service providers, or I can connect you with experienced local contractors. Best of all, you pay nothing until your home sells.

WHILE LISTED

SHOWINGS

While they can be inconvenient, showings are a necessary part of selling. When your listed on the market your property has the potential to be shown at any time, so it is important to maintain a certain level of cleanliness. During showings, I recommend stepping out to give potential buyers privacy while viewing the property.

OFFERS

When a buyer is interested, their real estate agent will draw up an offer that I will present to you. In addition to any legal requirements, the offer specifies things such as the price, earnest money, closing terms, contingencies, and other conditions of the purchase.

NEGOTIATION

One of my most important roles is to be an advocate for you. This includes negotiating on your behalf for things such as the price, repair costs, timelines, and contingencies in order to get the best terms for you.

Bridge Loan

BRIDGE LOAN

Approval takes a few days. The fee is 1% of the loan amount. No payments are due until six months following disbursement. The principal and interest are due when the home closes, or six months following disbursement, whichever comes first.

PENDING SALE

PURCHASE & SALE AGREEMENT

This is the legal contract a buyer and seller enter into once the buyer(s) offer has been accepted by the seller(s). It outlines the terms and conditions of the sale and is signed by both parties.

INSPECTION

After the Purchase and Sale Agreement is signed by the buyer(s) and the seller(s), a home inspector is hired to examine the home’s health, safety, and major mechanical systems. If issues arise from an inspection, the buyer may be able to renegotiate their offer.

ESCROW

Once the offer is accepted and a closing date is agreed upon, escrow allows the buyer(s) and the seller(s) to have an outside party ensure all parts of the contract are complete.

CLOSING

You are nearly there! At closing, all the paperwork is signed by the buyer(s) and the seller(s). Both parties pay any settlement fees, and the documents are officially recorded. Prior to closing, you will receive a settlement statement outlining any fees that may apply to you.
